West Valley City has homes from every decade since the 1950s, so the right repair changes from one street to the next. A crack over a doorway in a 1970s house, a texture match in a 1990s house and a basement being finished for the first time each need a different approach.

How West Valley City's farm towns turned into subdivisions

Granger was settled from 1866, and Hunter was settled once canals carried Jordan River water west in the 1870s and 1880s. After World War II, residents formed the Granger-Hunter Improvement District, set up in 1950 to bring running water and sewer service, and the city's own history says a residential boom followed as farmland filled with subdivisions. The city was incorporated on July 1, 1980, and is now Utah's second-largest.

The Census Bureau's 2020 to 2024 survey counts 41,433 homes in the city, with a median build year of 1985. About 24 percent went up in the 1970s and about a third between 1990 and 2009, while only about 8 percent date from before 1960. That spread is why it helps to know when your house was built: it says a lot about how the original walls were hung, taped and textured.

Which wall changes need a West Valley City building permit

The city's Building Inspection Division publishes the list of work on a house that needs a permit and inspections. It includes adding, altering or deleting interior walls, finishing rooms or areas that were unfinished before (basements included), and changing the use of a room. Adding or altering electrical circuits, ductwork or plumbing fixtures is on the list too, and those runs sit inside the walls that drywall closes up.

The division posts a plan review time of 3 to 5 days for residential remodels and says inspection requests can usually be met within 24 hours. Its office is open Monday through Thursday, 7 a.m. to 6 p.m., at 801-963-3283. Schedule the drywall for after the framing, wiring and other rough work have passed, because the board covers all of it.

Patching a hole or retaping a crack in an existing wall doesn't appear on the city's permit list. If a repair turns into moving a wall or opening a ceiling to reach a pipe, check with the division before the work starts.

What the city's own basement example says about beams and cracks

The division's page on who needs a permit tells the story of a basement finish where a bearing-wall opening was widened from 3 feet to 10 feet with a beam that was too small. The beam sagged, the drywall cracked and the doors went out of line. When the owner later sold the house, the buyer asked for proof of a permit, which the city notes would have covered proper structural design.

Drywall is usually where framing trouble shows first. Cracks that climb from the corners of a widened opening, a door that starts to stick, or a ceiling seam that keeps reopening all point to movement behind the board, and retaping alone only hides it for a while. The framing is put right first, through the permit and plan review the city describes, and then the damaged board is cut out, replaced, taped and finished to match.

Wall cracks after the 2020 Magna earthquake

On March 18, 2020, at 7:09 a.m., a magnitude 5.7 quake hit about 5 kilometers north-northeast of Magna, the community to the west of West Valley City. The Utah Geological Survey put its source about 8 miles down and ranks it as the biggest quake on the Wasatch Front since settlers arrived in 1847. News reports that morning listed damage to structures in Magna, Kearns, West Valley City and downtown Salt Lake City.

The shaking went on for months. By July 9, 2020, the University of Utah Seismograph Stations had recorded 2,343 aftershocks, and the UGS says most fell in two groups: one near the main shock and one near the West Valley fault zone. The western strand of that zone is called the Granger fault, the same name as the farm community that became part of the city.

Earthquake damage in drywall usually shows as diagonal cracks from the corners of doors and windows, cracked tape where walls meet the ceiling, and screws or nails pushing through the paint. A crack that has stayed the same size since then can be cut open, retaped and blended. One that is still growing should be watched first: mark both ends in pencil with the date and look again in a few weeks.

Matching textures on 1970s to 2000s walls

A patched spot vanishes only when its texture matches the wall around it. Before matching, we look at the pattern, how high it stands and how far apart the spatters sit, then test the mix and spray pressure on a scrap of board before touching your wall. The patch is primed before painting, so the new compound doesn't show through as a dull or shiny spot.

Older sprayed ceilings need one more step. Asbestos can turn up in textured paint and in the patching compounds on walls and ceilings, according to the EPA, so a popcorn or heavily textured ceiling in an older house gets a lab test before anyone scrapes, sands or cuts it.

Getting a drywall estimate for a West Valley City property

To get an estimate, phone (801) 735-8491 or fill in the estimate form. Its message box is where the details go: the room, about how large the damaged area is, what caused it (a leak, a settling crack, a wall coming out), the texture, and, if you know it, when the house was built.

What moves an estimate up or down: the amount of board, the ceiling height, how many corners and openings there are, how hard the texture is to match, the level of finish you want, and whether an asbestos test has to come back before work can start. The estimate is free, and you're under no obligation to go ahead.

Drywall questions from West Valley City homeowners

Do I need a permit to remove a wall in West Valley City?

Yes. The city's permit list covers adding, altering or deleting interior walls. If the wall carries weight, plan review is where the new beam gets checked, which is exactly what went wrong in the city's own basement example.

Is the crack in my wall from the 2020 earthquake?

It might be, and the pattern helps tell. Quake cracks tend to run diagonally from door and window corners or along the ceiling line. Settling, a leak or a sagging beam can leave similar marks, so the framing and doors get checked along with the crack.

Can you match the texture on an older wall?

Usually, yes. Texture matching is one of Design Drywall Utah's five services: the pattern is studied, tested on scrap board, then sprayed or troweled onto the patch and primed so the paint blends.
